Dear Distressed seller,
Not all agents are created equal. It's unfortunate but in today's local market, there are many sellers who are down on their luck, lost a job, gotten sick, recently have been divorced and fallen behind on your payments and to a potential foreclosure.
If you are in this type of situation, you may still have time to keep the foreclosure off your record. I hope that you do not think that letting things go will remedy the situation. A foreclosure on your record will damage your credit for 10 full years!
I am certified to deal with the banks with what is commonly referred to as a "Short-Sale". While your credit is already bruised (from missing payments) my strategy will get you out without the 10 year damage but simply a short term bruising, (normally less than 3 years.) NOT all agents have the skill and or the knowledge to successfully accomplish this for you. There is no time to lose and time is of the essence. The banks are more apt to work with you when you act quickly. Many banks are not taking properties back these days without a fair attempt at trying to sell it first. Having just any agent list your home at this stage is not the answer either! List your home with an agent that has been certified in short-sales. Many claim to be certified because they sat through a class yet they lack any practical experience. I want you to know that I began negotiating short sales for sellers in 2007 (which was at least a full year before the term became popular locally.)
If your home has recently been listed and it didn't sell and you are in the above situation, the agent didn't do his or her job! A certified short sales agent (Like myself) can help but you have to act before it's too late!
If your home has had a Sheriff deed recorded against it, there is even less time to accomplish the ultimate goal of disposing of your home before the end of your redemption period so act fast! (While Michigan has a six month redemption period, it could take as many as 5-6 months to get your property successfully sold and closed with the bank agreeing to a short-sale.)
